Situated on a hilltop that allows a 360degree panoramic view including the famous towers of San Gimignano, the Fortezza, after a long and thorough restauration, became an enchanting and unique residence exceeding 6,000 square feet.

The floors and ceilings in antique handmade tiles, the beams in chestnut, the arched ceilings and the fine fireplaces, anything suggests the idea that here time has been stopped. The residence has a refined and exclusive atmosphere that still maintains the warmth of family-style management and the owners, who live in the property nearby, are available for any request or query.

The spacious building only offers 6 bedrooms, 5 double rooms and a suite. Its maximum capacity is of 12 people. The bedrooms enjoy the wonderful wiew.

The villa of Fortezza de' Cortesi looks upon a beautiful terraced garden with a gazebo. The estate is about 30 acres and includes a farm where olive oil, saffron and aromatic herbs are produced. These products can be tasted and purchased during your visit. These two products have been important elements of local cultivation for centuries - in fact in 1228 the local Council used saffron as legal tender to pay its debts.

Near the olive grove, you can find the large swimming pool equipped with patio furniture to sunbathe and a quiet pergola, which offers abundant shade, that is a perfect haven for rest or to contemplate the breathtaking view of the Tuscan landscape. At guests disposal there is also a private parking.

The villa is an ideal point of departure for day trips to the cities of Tuscany and the perfect base to return after excursions into the countryside with its historic, artistic and gastronomic treasures.

The owners decided to let the bedrooms maintain their original purpose of rest, tranquillity and well-being. It is in fact possible to chat or to watch SAT tv in the comfortable sitting-room, while the cozy study allows internet connections. Besides The Fortezza's wide kitchen offers a taste of the past with all the comforts of modern times, and the dining room and the living room with the ancient fireplace where you will be able to live again the fascination of the hospitality of bygone times.

The spacious building only offers 6 bedrooms; 5 double rooms (Fina, Smeralda, Preziosa, Sigerio, Belviso) and a suite (Cortesiana). Its maximum capacity is of 12 people. The limited number of guests allows to provide personalized and continous attention to any of their needs. The bedrooms are all provided with air conditioning, safe and mosquito net, each one has private bathroom with a wall-attached hairdryer and shower or bath-tub.

CORTESIANA SUITE: The suite Cortesiana, of 65 mq, enjoys the privacy of the entire second floor of the tower and looks upon the enchanting view of the surrounding 'Colline Toscane'(Tuscan hills), and it includes a beautiful living room with a fireplace, a big bedroom and a very particular bathroom.

FINA ROOM; Fina, a double room, is located on the first level, and it has private bathroom with a wall-attached hairdryer and bath-tub.

SMERALDA ROOM: Smeralda, a double room, is located on the first level and it has private bathroom with a wall-attached hairdryer and shower.

PREZIOSA ROOM: Preziosa, a double room, is located on the first level and it has private bathroom with a wall-attached hairdryer and bath-tub.

SIGERIO ROOM: Sigerio, a room with two single beds, that can be joined, is located on the lower level and it has private bathroom with a wall-attached hairdryer and shower. Its convenient location makes it suitable for people with special needs.

BELVISO ROOM: Belviso, a room with two single beds, that can be joined, is located on the first level, and it has private bathroom with a wall-attached hairdryer and shower.

The Villa has a comfortable sitting-room, a cozy study, a dining room near the living room with the ancient fireplace, the big kitchen and another bathroom.

Near the olive grove, you can find the large swimming pool equipped with patio furniture to sunbathe and a quiet pergola, which offers abundant shade, that is a perfect haven for rest or to contemplate the breathtaking view of the Tuscan landscape. Guests can also go trekking and walking through 7 hectars century-old wood. Ideal for birdwatching also has available in the vicinity: tennis, golf, fishing, horseback riding and exensive walking trails. At guests disposal there is also a private parking.

The Fortezza can also host a number of gatherings and special events. Its unique location makes it the perfect setting for an elegant and unique wedding experience.

Available Services: Fortezza de' Cortesi offers its guests comfort and tranquillity to discover a sense of relaxation and pleasure in an exclusive setting, and it has arranged many available sevices. These services included Daily cleaning of bedrooms and bathrooms (except on Sunday), exclusive use of garden and swimming pool (seasonally 27/5-30/9). Satellite TV. Welcome aperitif with wine and snacks of salami and tuscany cheese; first welcome courtesy basket with oil, salt, pepper, vinagre, sachets of sugar, coffee, tea, fruit, water; all the bathrooms are equipped with complimentary toiletries.

Optionals: (prices on request) Welcome grocery shopping, welcome light meal, private cook, breakfast service, baby sitter and extra hours of cleaning, personal laundry service, towels for the swimming pool, car and bike rental, shuttle to and from the airports of: Florence, Pisa, Bologna, Rome. Special prices will be offered to those guests of the Fortezza visiting our Restaurant Dulcis in fundo located in San Gimignano, near the Piazza della Cisterna.

Note: There is a refundable security deposit of $1,500 Euros. Policy with children under 12 years of age: No more than 2 children. The security deposit will raise to 3,000 Euros. The rooms for the children will be chosen by the owner and will not be changed without previous warning during the stay as they will be adapted. The owner will deny entrance on the premises if in the group there are children not accounted for. There is a supplement of 50 Euros per day for the use of air-conditioning or heat.
Pets are not allowed.
Check-in 5pm to 8 pm. Check-out no later than 10 am.
