La Belle Epoque Cote D'Azur
La Belle Epoque is an exquisitely decorated, luxurious, lovingly restored Belle Epoque house located in a spectacular position on a promontory on the west side of Cap d`Ail and within a few short steps to the nearest beach.
It boasts panoramic views of the sea and the coast from St Jean Cap Ferrat and towards Monaco. Situated on a quiet seafront road, the entrance to the property comprises; garage, off-road parking and a separate guardian`s apartment-which can be used for staff.
Access to the grounds is via remote-controlled gates opening onto a beautiful pathway flanked by flowerbeds, elegant cypresses, olive and palm trees and a profusion of scented honeysuckle. The lush 1,500 sq m grounds are surrounded by high thick hedges and offer lawns and grassy areas for children. By day, the views are spectacular and, by night, the twinkling lights of the coast create a fairy tale-like atmosphere.
On the main level of the terraced grounds one can access the swimming pool area with outside dining area and a table that seats 10-12 and leads to a seating and sunbathing area, which features an overflow 12 x 5m swimming pool which is flanked by balustrades and a bourgainvillea covered stone wall.
The decor of the 400 sq m house is very stylish with high ceilings, clever lighting, pale coloured walls and pale marble floors, all complemented by the highest quality modern furniture, David Linley cabinetry and doors, beautiful carpets, fine art and custom-made glassware. Sea views dominate the houses from all the rooms, helping to give the impression that the villa is an ocean liner.
The well furnished guardian`s apartment, comprising; sitting room, double bedroom and en-suite bathroom is available for use.

Steps up to a terrace leading to the elegant front door, opening into the main hall-a chic bathroom with glass wash basin-turning right into corridor -staircase to the upper floors and living room access-ending in a wrought-iron framed glass door to a pretty small terrace with views down the coast. Off the corridor there is a fully-fitted kitchen with Bosch appliances, twin fridges, twin ovens and marble surfaces. Also off the main floor corridor there is a long living room with elegant fireplace and dining area, featuring a bay window and three French windows opening onto terrace offering sea views.
First floor
First Master double bedroom with two balconies and en-suite bathroom, independent dressing room. Second Master bedroom with private terrace, great views over the pool, large en-suite bathroom and dressing area.
Second floor
Fitted closet space in corridor. Double bedroom with en-suite bathroom, walk-in shower. Door and steps up to a furnished terrace, which is perfect for evening drinks, having wonderful views of the coast and sea beyond. Staircase to the pretty tower sitting room at the top of the building.
Garden level
Staircase down to the garden level. Double guest bedroom with en-suite bathroom with walk-in shower, bath and WC. Double bedroom with walk-in shower bathroom. Corridor to the third guest bedroom with Bali style fourposter bed, bath, separate WC and French windows to a terrace area, close to steps up to the swimming pool terrace. Fully equippped laundry room.
All the bedrooms have have very stylish marble bathrooms, with white porcelain, beautiful tiling and finest fixtures.
